Property Sellers Guide Step by Step
1、Our AGENT personally visits the property, check the condition of the property to assess the value.
2、The agent will by face to face meeting with the owner, telephone or e-mail to inform the seller about our services, reporting the current market price and the market price for the last six months. Sign an exclusive service agreement. If the seller is not in China we will introduce notary or lawyer.
3、When we got the key, we will make advertising flyer, promote the property to get the biggest degree of publicity and of this listing in the market. And contact about 100 local agencies for the sale of the property.
4、Arrange OPEN HOUSE events, once per week to ensure that public display, and provide occasional showings in accordance with the requirements of potential buyers or their agents.
5、After every open house event or other property viewing we will inform the seller by email about any feedback we got from potential buyers or their agents. We will ongoing update the seller about the present market situation.
6、We collect intention offers from potential buyers and compare the offers and report it the seller together with our suggestions.
7、We will assist the seller to review the intentional agreement and give our suggestion to the seller. Next step is to sign the intentional agreement and the buyer pays the deposit to the seller’s bank account.
8、We and buyer negotiate the payment terms and property ownership transfer and hand over schedule. Buyer and seller sign the formal contract and buyer makes the first payment (including the deposit) to seller’s bank account.
9、If the buyer wants to apply for a mortgage we will provide the buyer with the necessary documents for the application.
10、Accompany buyer and seller to the district property transaction center and transfer the ownership title of the property. After the ownership transfer the buyer or its’ mortgage providing bank will transfer the remaining part of the sales price (except a small part paid on property hand over) to seller’s bank account.
11、Property hand over and transfer utilities registration. The buyer will pay the money withheld on property ownership transfer (See item 10).
12、If the seller is a non mainland China citizen we will assist the seller to get the documents and permissions to transfer the money from the property sale abroad. If the seller requires this service we will charge a service fee in addition to the commission from the property sale.
