4 SHOWING YOU THE PROPERTIES

Arrange for you to view the properties that you found to be of interest and give you a local orientation of the surrounding for each visited property. All transportation costs is to be covered by Phoenix Property Agency.

 

5 NEGOTIATION

Represent and assit you in negotiations with landlords to reach an agreement. Provide rental contract in Chinese with an English translation.

 

6 CONTRACT SETTLEMENT

Overview the signing of the contract between you and the landlord.

 

7 INSPECTION

Inspect that the property and equipment is in the agreed conditon on the date of the landlord handing over the property to you. Reading electricity, gas and water meeters.

 

8 RESIDENCE REGISTRATION

Help you to register your residence at the local police station.

 

9 AFTER MOVING IN SERVICE

Meditate between you and the landlord during the contract period.

 

Standard Leasing Terms

  • 1-2 years rental contract

  • The equal to two months rental as security deposit (to be refunded after handing back the property in good condition to the landlord and any outstanding bills have been paid).

  • Rental paid monthly in advance

  • Residential properties are sometimes leased furnished and sometimes leased without furniture.

  • Serviced apartments include cleaning and sometimes other services.

  • It is sometimes possible to get a health club membership included in the rental especially if the compound has such facilities.

 

HOME SALE-SERVICE PROCEDURE

                                                                  

  • PLEASE NOTICE THAT NON MAINLAND CHINA CITIZENS HAS TO HAVE BEEN LIVING IN CHINA AND HOLDING A RESIDENCE PERMIT FOR AT LEAST ONE YEAR IN ORDER TO QUALIFY TO PURCHASE PROPERTY IN SHANGHAI.

Notarize the purchase (required if the buyer or seller is a non mainland Chinese citizen).

 

8 DEED TRANSFER

Overview the transfer of the property ownership certificate at the district real estate exchange center.

 

WE CHARGE THE BUYER A SERVICE FEE OF 1% OF THE PURCHASE PRICE.
